Georgetown Lake Residence

A PHIUS-certified Passive House on Badger Bay at Georgetown Lake — one of the more demanding sites in Montana for thermal performance, given the elevation and exposure. Designed in collaboration with Holzraum Systems Architects, the project combines prefabricated high-insulation wall and roof panels with a precise airtight envelope to dramatically reduce heating and cooling demand year-round.
Mechanical systems were selected to match the low-energy demand of the envelope: dual Arctic air-to-air source heat pumps right-sized to the modeled load, and a Zehnder energy recovery ventilation system providing continuous filtered fresh air without losing conditioned air to exhaust. Zola triple-pane windows complete the envelope — thermally broken frames, no cold surfaces, no condensation.
The result is a home that performs to a verified standard: energy modeled before construction, third-party certified at completion, and built to be comfortable and resilient for generations.
